It is recommended that homes with roofs more than 12-15 years old have an annual or bi-annual inspection to insure that there are no potential risks that may result in costly repairs or replacement. An inspection should be done by a roofing professional, but there are also a few items that an untrained homeowner can look for and identify.

First, examine the flashings on your roof. These will be found around chimneys, skylights and at the juncture of any brick or sidewall. Any loose flashings should be attended to immediately, because they are "weak spots" or openings where water and other natural elements can penetrate the roof system and create interior damage.

Second, look across the roof field for any shingles that are cupping, curling, dislodged or missing. Curled or cupped shingles are typically evidence of an attic space that is not adequately ventilated, causing the shingles or shakes to warp. Dislodged and missing shingles may be repairable, and should be done so promptly to prevent any leaks.

Third, if there is access to the attic or crawl space, the homeowner can look for moisture problems (including mold or mildew). This will indicate either water penetration or issues with the ventilation for the attic space. Often times a small leak can exist in a home without causing damage to the interior walls and ceilings, so a quick check in the attic can warn the homeowner of any issues that will require immediate attention.

Remember that even with a self-check of the home, it is recommended that a professional complete an inspection of the home if there are any items of concern, or once the roof has reached 15 years of age.

Washington, D.C. is a perfect example of a location which gets extremely cold winters and very warm summers which puts strain on a roofing system over 15 years old. In this type of location Washington DC roof inspectors thoroughly check the roofing system for any signs of wear or damage.
