If you are a self builder who has a lot of projects in mind, you will definitely need a good land to materialize what you have in mind. More often than not, looking for the perfect land for the project is one of the major concerns of those who self build. Land hunt can be very challenging especially for those who are just beginning with self build projects. More so, this stage is where the perseverance of a self builder is put to a test. Thus, not all those who ventures in self building succeeds because only few are determined enough to continue there search for the best land.
Practically speaking, your budget will play a major role on determining your success of finding a good land. More often than not, those who do not have enough budgets would end up with a not so good plot. But don’t get me wrong. Although budget is important, perseverance and strategy also has the same value. Sometimes, people get blinded by low cost plot offers. However, these people fail to realize that there is a reason behind the unbelievable low cost of a certain plot. Sometimes these plots are behind the development zone. Meaning there is no foreseen future developments in that area. If this is the case, your area will remain to have a low value. Thus, if you want to avoid dealing with this type of plots, better yet seek the help of your local council. Before you decide to buy a certain plot, make sure that you are able to check if the plot is within the development zone. To do these, you can ask a map from your local council. The map should include specific details of plots that are within the development zone.
Another reason for ridiculously low priced plots is that planning permissions are not granted in this area. Thus purchasing this type of land will defeat your purpose to self build. Thus it will always be wise if you go for plots which already have planning permission. Even if the plan does not coincide with your own plans, still you can choose this to your advantage. Remember that you can always have the option to request for a different planning in the future.
Your choice of land will also determine the success of your self build venture. You need to make sure that the land you will choose will allow you to maximize the design of the structure that you will build. However, in looking for best plots you should not overlook the fact that good plots are not only found on common places such as in urban areas. Even farm lands can present a huge potential of development. However, if you choose to go with a farmland see to it that it meets the criteria as what has been stated above. Thus, before you decide to purchase any plot, make sure that you have properly assessed and surveyed the area. Do not just go for low cost plots. You need also to make sure that the plot will allow you to maximize the structure that you will build.
