Finding a good self build land can be very tiring or even frustrating at times. Thus, this stage in self building will often determine how serious a self builder to pursue his project is. Indeed finding a good land will never be easy. It will require guts, hard work, and determination. If you are really serious in finding a good land, you need to work it out. You will need to have the guts to approach people whom you think could help you in your project. It will help you a lot if you talk with someone who has recently purchased a good lot. More often than not, this person may have an idea of a good land that is available for sale. You will also need to set a meeting with reputable land brokers. This way you will be able to increase your lists of potential lands. You should also not take the power of the internet for granted. Internet is actually the place where you could find tons of information about anything under the sun. It will only take a few clicks of the mouse and all the vital information that you will need will be listed in front of you.
However, you need to be very careful before you purchase any plot. Sometimes, land dealers will try to fool you by selling lots at a super low cost. Newbie would often fall on this trap and end up disappointed with the lots that they purchased. In the event that person will give you an offer to buy a ridiculously low cost land you need to be very vigilant before closing a deal with the broker. There must be a reason why someone would sell a land at that cost. Often times, very low cost plots falls outside the development zone or is not granted with a planning permit. If this is the case you cannot use that land to materialize your project. Hence, you will not be able to take advantage of the land that you purchased. This means that your money was only put to waste. This can really be disheartening. This is often the reason why some would not pursue with their self building plans.
Thus, if you want to save yourself from all the troubles of buying this type of land, you need to be extra careful. Make sure that you have checked with your local councilors the details of a certain plot before buying it. In the event that a certain lot is granted a planning permit but the plan does not coincide with your own plans, you might as well grab the offer because you can always reapply for a different planning in the future to suit your needs.
Most importantly, never assume that you are getting the best deal of land without further investigating the details about the land. It is true that god lands can also be found in rural areas but you still need to be vigilant that the certain land you will buy will pass the criteria of a highly favorable land.
