Roofing costs vary from one location to another and are considered to be one of the most expensive parts of a building structure. These costs are affected by many factors such as the type of materials used, size of the area, time of the year for installation and accessibility.
Expenses for the job are also markedly affected by that selection of materials. It is important to know which products cost less to purchase and to install. Any estimate to replace a roof is just what it says – an estimate. There are always ways to negotiate this price and avoid spending more money than may be necessary. Following are some of the different types of roofing materials, their cost, and other factors that can affect any product-selection decision.
Asphalt Shingles
The price of professionally installed asphalt shingles ranges from about $680 to $3,700 for an area of 1,700 to 2,100 square feet. The price of shingles also varies dependent upon their thickness with thicker asphalt shingles being more expensive than thinner ones. Color is another price factor; standard gray shingles are the cheapest while the rest of the colors are more expensive. Even though asphalt shingles are considered to be a low-cost material, an estimate still needs to be obtained in order to know the final price for such a roofing system.
Metal
The current price of metal roofing ranges from $5,100 to $22,000 which could cover an area of 1, 700 to 2,100 square feet. Many United States homeowners still choose this type of material because it is stylish and longer-lasting. The use of metal is highly advantageous even though it is the most expensive type of material. This product is durable, fire-resistant, light-weight and requires little maintenance which will reduce maintenance costs over the lifespan of the roof.
Slate
Slate tiles are famous for their unique beauty, durability, and fire-resistance. They are also quite expensive. The price of slate tiles ranges from $8,400 to $17,000 for an area of 1,700 to 2,100 square feet. For every square foot installed, the cost is approximately $6,000 to $8,000 although there are companies offering slate for $1,000 to $4,000 per square foot. When properly installed, slate tiles can last for a century.
Wood
Wood tiles are processed, smoothed and cut into uniform sizes by machines. If properly maintained, this type of material can last up to 20 years. The cost of wood tiles ranges from $6,800 to $14,700 for an area of 1,700 to 2,100 square feet and the price per square foot is approximately $3 to $5.
The price of a new roof is dependent upon so many factors, including the type of material used, the area to be covered and many other elements. In order to purchase affordable and cost-effective products for the installation of a roof, ask for estimates from at least three local professional contractors. With such estimates, an owner can then determine the best roof for the price already knowing that the material selected will be a very large part of the final cost!
