Buying an old house is easy but repairing and remodeling is certainly difficult and very time consuming task. First you should find out whether investing on the restoration work of old house is worth or not. Some houses needs only minor repairs and you can occupy it without spending more money on it. But what if the house demands extensive restoration work in flooring, ceiling, changing windows and attending other amenities? You can work out the cost if you are ready to repair and remodel the old home by yourself. If the homeowner does most of the repairing work himself instead of calling a carpenter for painting cupboard he could save much dollars. The real value of the old world houses lie in the flooring design, walls and fixtures.
Prioritize your work - First step, you should check whether the basic amenities are working properly. Find out whether there is any leakage in drainage pipeline, or in water line. Carry out minor repairs if necessary. Do not jump to remodel the old styled bathroom to your taste immediately. Identify your budget and plan remodeling work accordingly. It is not a must that you should do the entire restoration work within a month. You can wait for changing windows and clamping cupboards, but you cannot wait if the bathroom ceiling is torn or if the drainage pipes are in very bad condition.
Do minor repairs yourself - If you can manage to do whitewashing and painting the walls of the bedroom, try to get suggestions and start doing the work. Each month allocate some amount for necessary repairs and plan ahead to complete one work each month. Mason or plumber does not charge anything for giving suggestions. If you engage them even for attending minor repairs be ready to pay hefty amount since they charge high labor these days.
Make a check list of damages - Attend to work of structural damage in roof or basement, and for that too spend fewer amounts for repairing. Add a new tile or beautiful carpets on the floor instead of changing the entire flooring. Make a list of needed repairs such as electrical fixtures, pipe leakages, and sink replacement.
Don’t spend much on decorative works - After all, you wanted to live in and enjoy the features of old world houses and that’s why you purchased it. So there is no meaning in investing huge amount on decorative works and you cannot expect any returns also.
