One of the most important aspects of building preservation is the condition of the top of the building. Whatever types of roof the structure may have; whether it is commercial or residential, the necessity of repairing and keeping that portion in great shape cannot be ignored. In an unequivocal sense, the key element to having a reliable commercial or residential building is a functional roofing structure.
The top of a building should be treated as an important investment. Repairing this structure in a timely manner will help prevent severe damage and premature failure of the entire roofing system and extend its serviceable life. Listed below are some of the best ways for a building owner to DIY that important covering over the structure.
Replacing Damaged Shingles
-
Using a pry bar, remove the damaged shingle and slowly lift the two adjacent shingles by sliding the pry bar, conforming to the metrical pattern of the shingle.
-
Remove the nails completely, including the nails on the two adjacent tabs, using the claw of the hammer.
-
Carefully remove the damaged tab.
-
Replace the damaged tab with a new one and slide it into position. Ensure that the length of the replacement tab is four-inches greater than the damaged shingle. There should be a two-inch allowance on both sides of the new tab.
-
Cut the upper corners of the tab (about .393 inches in length) to facilitate easy insertion of the existing shingles.
-
Align the new replacement shingle with the other shingles and carefully drive the nails into place to fasten the materials. Finally, apply roofing cement to cover the nail heads.
Replacing Broken Tiles
-
Two pry bars and replacement tiles are required.
-
Slide the first pry bar underneath the tile above the cracked tile and gently elevate that tile.
-
Slide the second pry bar underneath the left tile that is adjacent to the cracked tile and gently elevate that tile.
-
Remove the broken tile.
-
Put a small amount of roofing cement on the underside of the replacement tile and then slide the new tile into place, ensuring that it is resting securely on the underlying boards.
-
Remove the pry bars, starting from the lower left followed by the upper right. Press the newly replaced tile gently.
Repairing Metal Roofs
-
Inspect the site for patches of rust, holes and loose nails or screws.
-
Remove rust using a wire brush, then wash with water and allow it to dry. Apply metal primer, then follow-up with a final coating that matches the color of the roof.
-
Remove loose nails using the claw of the hammer and then re-nail them. Follow the same procedure for loose screws, remove and replace them with new ones. Apply sealant over the nails.
-
Seal holes using urethane roof cement to help reflect ultraviolet rays. Spread cement evenly on the holes using a putty knife and allow it to dry.
-
If the metal is severely damaged; call a professional contractor immediately.
It is important to maintain the reliability of a roof. It is even better if the building top does not leak or become ruined. The methods listed above are simple measures that can be performed by almost anyone and they can save hundreds of dollars on repairs. They are the best and easiest ways for an owner to repair their own roof and save money at the same time!
