There are things that you have to do to make sure that the tenant follows the terms in the contract. Make sure that the managers check on the previous rental references of your tenant. In this manner, you would determine whether a prospective tenant has been able to pay on time to their former landlord/s.
It is also necessary that you set a definite date and time when the rent is due. It should not only agree upon verbally but should be avowed in the lease agreement that both landlord and tenant should agree upon. By signing on the contract, you can guarantee that your business is protected from delinquent tenants.
Another thing that you should look at is the stipulations that are added in the contract and the just implementation of rules and regulations included in it. Before the lease agreement is signed, the tenant would be given the opportunity to go over it and circumspect it. As a landlord, it is your obligation to make sure that the rules and regulations are fair and cover all the bases. If you have a rental property manager working with you, you have to make sure that these guidelines are being followed to the letter. This is vital especially if the tenants are friends or associated somehow to the manager.
Preserving the condition and value of the property is one thing that you have to be on top of. If you do not have the proper home improvement skills or the contacts to make sure that you contract maintenance or repair job to an experienced individual or company, a good property management firm would be able to help you out.
