The maintenance service taken up annually requires the entire gas heating system to be inspected thoroughly by the certified professionals. What is the gas safety certificate?
The Gas Safety Certificate is the legal document issued by the authorised body after taking an inspection of the entire heating system thus ensuring that the system is functioning seamlessly and safely. Any landlord interested to give his property on rent must produce the Gas Safety Certificate to the tenant by law.
Who can issue it?

Once the inspection is over, the property is issued a Gas Safety Certificate also called CP12, which is applicable for one year. This certificate is important and has to be produced if the property is to be given on rent. The certificate requires a renewal annually. The landlords must provide a copy of the certificate document to their existing tenants within 28 days of the safety inspection.

Along with the gas safety certificate you can also opt for the "Gas Central Heating Cover". It is an insurance that assures a complete cover in case of any unforeseen mishap caused due to the gas heating system. This insurance cover can be availed from the local Gas Safe Registered professional company. This cover usually includes the annual CP12 inspection as well. Furthermore, you can call upon the skilled men from the respective company 24/7 if any break down occurs. But in spite whether it occurs or not it gives you peace of mind. And you do not have to call all your friends or search the internet nervously in order to find a proper person to solve your problem. And although it is not obligatory to have such cover it is always very convenient and helpful.
By law, the landlords are bound to provide the tenants an energy efficiency measure of the property. The "Energy Performance Certificate" issued by the authorised gas safe registered body grades the property from "A" to "G" in accordance with the preset quality standards. The property graded as "A" is the most efficient. And you have to admit it is a very important factor when choosing a place to live in. After all you probably do not want to spend a fortune on your bills.
Gas installation and repair jobs though appear to be simple but can be hazardous if not taken up correctly. Thus make sure to have the safety certificates up to date not only to avoid legal discrepancies but also to ensure the safety of the residents.
