How To Find A good roofer in Atlanta

If Roofing were as simple as nailing down some shingles, anyone could probably do the job. While it's not rocket science there are a lot of factors that go into the simplest roof repair, and a full roof replacement demands a high level of experience and expertise to assure your satisfaction and your family's safety.

Georgia has no licensing requirement for resident roofing contractors. Any guy with a general business license and a truck can call himself a roofer. It's on you to verify that someone you are considering is competent and capable of doing your project.

Fortunately that's not as daunting as it sounds when you know the right questions to ask.

Research the company's track record. Call the Better Business Bureau, or visit BBB online, see if there are complaints registered.

Get references, preferably in your area and check them out.

Expect the estimator to go up on the roof to inspect it. A physical inspection by an experienced professional is critical.

Understand that price cannot be the determining factor on this project. Of course you want competitive pricing, but be leery of a

bid that comes in too low. A very low price could indicate that

corners are being cut. Smart people have been taken in by con-

artists who underbid a job, did shoddy work, got paid and left

town. Follow these tips and you won't be one of them.

Be sure they are adequately insured - this point is a very big deal.

The best place to start is by asking people you know if they've had any roof work done. Of course you have the internet to explore with your questions as well, & good for you, you're obviously using it!

Some good questions to ask of the contractor's past clients:

Were you happy with the quality provided by the roofing contractor?

Everybody has their own ideas of quality, if the person says yes ask them to be specific and give you two or three examples of what the contractor did right. If their answer is they were not happy you probably won't have to ask for specifics, they will tell you.

During the work did the roofing contractor keep the job site clean?

A clean job site isn't simply a matter of preferences and aesthetics. A dirty job site is an inefficient and dangerous site. We'll clean up before we leave, is an unacceptable attitude. Unfortunately some contractors will pick up the best of the half-sober unfortunates on the corner and bring them to the job as temps. Professionals have permanent, trained crews.

Were they courteous and polite?

This is an important consideration. Major home repairs tend to be stressful. You can take steps to reduce the stress and even enjoy the experience. You deserve to be treated with the utmost courtesy and respect by everyone connected to this project. Plus if the roofers enjoy their jobs, the quality and attention to details will be better.

Is there a warranty on the labor?

Roofing material manufacturers warranty the materials, but is your contractor backing up his labor? This is important because the roofer must follow very strict guidelines for the manufacturers' warranties to be good.

OK, now it's time to meet a few of the roofers in your area & make a hiring decision.

Relax, most roofers are not covered in tar and do not smell like beer.

If the guy who shows up at your door is, we think the proper word for that situation is "next."

Gather 3 bids, but no more.

It is going to take a bit of work to gather three, and by the time you have, if you have followed our checklist you are likely to know more about roofing than a few Roofing Sales Reps we've met, but would have never hired.

Expect the estimator to walk on your roof to inspect it.

Nothing takes the place of a professional, trained set of eyes looking at and evaluating the condition of your roof.

Expect the bid to be presented to you in the form of a proposal, which in Georgia has the weight of a contract.

It should be detailed about every aspect of the job.

  • Exactly what will be done to the roof.

  • What will be removed and how the debris will be handled.

Exactly what materials will be used - the reason for a very low bid

can often be using cheaper and yes inferior products. For

example code demands shingle roofs use felt underlayment .

It comes in two different grades, which one is in your proposal?

Thanks for reading this.

Our goal is that it has helped educate you about your roofing project and equipped you with the information you need to make a good decision.
