Bemidji Realtors | How to find Bemidji Realtors that work in your favor.

As the decision gets closer to being made about purchasing a Bemidji home, lots of buyers can become emotionally involved and charge with energy. Quite a few first time home buyers think that if they work with Bemidji Realtors, it automatically means that one of the chosen Bemidji Realtors is working toward their best interest; when on many occasions, many realtors area seeing a potential buyer as an easy sale and will only provide certain facts that benefit them to get the home buyer to purchase what they show. When the saying states, "Buyer beware," it speaks leaps and bounds.
Not all Bemidji Realtors see new home buyers as novice and easy sales but what do you look for and what can make the good stand out from the bad. Some of the circumstances when working with Bemidji Realtors can drop hints that the realtor only had their best interest and profits in mind. Meaning NOT YOURS. All realtors are salespeople; no matter of your past being good or bad they make their lively hood and income by selling homes and taking a certain amount of the sale price. There are a list of things that will assist you before ever calling realtors in Bemidji. make a list of all the things that you would like to have in, on or around your new home. Then pick the top 4 items that you consider a must no matter what like location, home size, highest price, distance to school and so on. Once you have this top list of things, contact Bemidji Realtors and let them know exactly the things you are looking for in a home and refer to your list.
Now that you have a list, the top priorities are the area, home size, highest price and distance from schools. Second, decide if you are willing to look at town homes or just single family homes. Now when you meet with one of the Bemidji Realtors, all the factors have been given to them and when they are finding properties for you they should have met them. When they do, you agree to go around with them.
A little time goes by after contacting some of the Bemidji Realtors and you get an email from a realtor saying they have found properties with all your preferences and they ask to meet with you to look at them. You respond yes and set up the day to do it. Most of the time you will meet with the realtor at their office and they will drive you around to the proposed properties. Instead of having a packet with all of the MLS listings, they hand you each listing one at a time as you approach the home. The first home is not even in the area you wanted to live in but you decide since you are there to take a look anyway since the realtor made the effort to get you there. When you walk in, you know right away that this is not the place for you. When you ask them about the distance to the school they do not even know the answer! If this happens, once you get back in the car, ask for all the MLS listings they plan to show you that day and see if any are even in the area you said you wanted to be in and ask about the other top things you had made priorities for on you new home.
Now if you find out that this Bemidji Realtor did not take your request seriously and in conversation, you find that the homes they are showing you are only homes they have listed. It is probably time to get a different realtor. When a realtor is the listing agent and the buyer's agent, the realtor gets the full commission and doesn't have to split it with any other realtor. For an example if Realtor A lists a home at $400,000 and Realtor A finds a buyer for this home and gets the full 6% COMMISSION. The realtor makes $24,000 off this sale. Now if Realtor A doesn't find a buyer and Realtor B finds a buyer, then the two realtors decide together on how to split the commission. Either they split it 50/50 or give 2% to the buyer's Realtor B and take 4% for their self, Realtor A.
Try to Remember, not all realtors will try to take advantage of potential buyers but realize that not all realtors have your best interest in mind. Decide for yourself first the important factors when you look to buy a home and meet any realtor. All realtors should ask what factors you are looking for in your new home but how they execute finding homes for your is what make helpful, honest realtors stand out over the rest.
