Hello my name is Lee Noring.

I want to let you know right up front, I am not a Real Estate agent and I am not trying to sell you anything right now.

"The hidden financial dangers of buying realestate any where in the Sacramento Valley".

One of the Biggest Mistakes people tend make when searching for their next home, is very common and can cost the new home buyer Tens of Thousands dollars in extra expenses in the over all cost of buying their new home in California.

This is one mistake you do not have to make. This mistake is very easy to remove, from the long list of possible mistakes. many current home owners must learn to live with, or face possible legal action.

Please don't let this first important step in buying your next home pass you by.

Make sure you have a pre-approved loan. Your pre-approved loan gives you a much better chance of making the great deal you are hoping for on your next home.

If you are not an Expert in the realestate market in Sacramento. You may end up buying a property in bad area, poor fire protection, poor schools, high crime rates, paying a higher interest rate and being taken advantage of.

A buyer's agent by law looks out after the buyer's financial interest first.

The buyers agent is the one person who can make the difference between financial peace of mind and buyer's remorse! Feeling cheated, taken advantage of and Stuck living in an area with high crime, poor schools, paying a higher monthly mortgage payments, slow police and fire department response times.

It is very important for you to pick your personal buyer's agent before you make your first phone call to look at any property.

When you call the agent listed on the for sale sign you are dealing with the Seller listing agent. By California law a seller agent has get the highest price they can for the seller. This is like going to a gun fight with a water pistol. You are just out gunned and stand very little chance of getting the best possible deal on your own.

Before you inter the home buyer market. You need to interview at least 3 licensed realestate agents to be your personal Buyer's agent. This gives you a chance to make the agent prove to you they are the best agent for you.

Did the agent call you back?

Did it take a few minutes, hours, days or weeks to phone you back?

Any agent that does not phone you back with in 24 hours is just to busy to be your Buyer's Agent, except Sundays of course. You are looking for a Real Estate Expert that has enough time to fully investigate any property before you make any commitments.

There is a lot for your buyer's agent to check out before you step foot on the property.

Does this property meet your requirements?

Is the property with in your price range?

Does the property have a clear title?

Have all the inspections been completed and pasted?

Does the asking price fit the price range of the most recent completed real estate deals?

These are very important questions to know the answers too before you make any comments at all.

Like most things in life knowledge gives you more power in making the best possible deal possible.
