More often than not, a distressed home for sale have been on the market for a long time so its value is often quite low. This has become a good option for home owners who enjoy doing some handiwork on their homes or those who want to embark on a huge housing project of their own. Former owners of these types of homes may have encountered some serious cash problems so they failed to maintain their homes in good condition even prior to foreclosure.
What Can a Distressed Home for Sale Offer?
A distressed home for sale is usually the result of owners failing to meet their mortgage obligations. It can sometimes be beneficial for a buyer to purchase this type of home directly from their owners than from banks or other lending institutions. The owner-seller may be more flexible when it comes to home inspection and price negotiations.
This flexibility stems from the desire to sell of the property before the actual foreclosure, which can affect the seller's credit reputation. Hitting two birds with one stone, a seller of a distressed home for sale not only saves their credit reputation, they can also retrieve some of the money they have invested on the home. Plus an owner selling their own home will not give you the problems in terms of eviction.
Perhaps the only downside to a distressed home for sale is its condition. But it is not such a downside if it was your motivation for buying the home. Just make sure you carefully inspect the home and look out for structural damages before deciding if you still want to complete the purchase. Structural damages can be a drain on your funds so you want to pick a home with less of these damages. Apart from an inspection, a title search is also a vital task when buying foreclosed properties. You have to ensure the title is clean as you would not wish to be saddled with additional taxes on top of the price you will pay for the home.
Buying foreclosures takes time and careful consideration. Do not just accept the asking price without first conducting your research. One should have a good grasp of the whole foreclosure process, its time lines and related costs. The general rule is that foreclosures are cheaper than building a new home or buying one, but foreclosures are subject to several variables that need looking into.
