10 TIPS TO HELP YOU SELL YOUR HOUSE FOR TOP DOLLAR
Introduction
In this series of short videos, I have put together ten tips to help you get your Atlantic Beach Real Estate, Property in Melkbosstrand and Big Bay Properties sold fast and for top Dollar.
Because your home is probably your largest asset, selling it is going to be the most important decision you make in your entire life.
So through these ten tips that I have gathered through current industry insider reports, I am going to show your how to reduce your stress, stay in control of your situation and, most importantly, make the most profit possible.
Tip #6: A Low Offer: Do Not Take It Personally
Invariably, in a buyers market, the initial offer is below what both you and the buyer know he will pay for your Big Bay, Melkbosstrand or Atlantic Beach Real Estate.
Do not be upset. Evaluate the offer objectively. Ensure that it spells out an offering price, a sufficient deposit, a bond amount, a closing date, and any other special requests.
This can simply be a basis from which you can start your negotiations.
Tip #7: Mutable Valuations and What They Really Mean
Some people think that mutable valuations are a way of valuing their property in Melkbosstrand, Atlantic Beach or Big Bay.
The difficulty here is that mutable valuations are based on a number of criteria that may not reflect property values and may not be a true representation of the value of your own home.
Remember, the true value of your home is what a willing and able buyer is prepared to pay for it.
Tip #8: Turning A Low Offer Around
Firstly, make sure all your offers are reduced to writing and are on a comprehensive Offer To Purchase document.
You can counter a low offer or, even an offer that is way below your asking price, but remember, at this point, you are giving the buyer an offer.
It is a counter-offer and he can, and may, walk away from it.
At this point, it might be wise to throw in those curtains, flower pots or that water feature that the buyer loved so much.
Now you will be dealing and negotiating with serious buyers.
