What to Consider before Making an Offer

As many sellers in the Sugar Land real estate market already know, a home purchase will likely be the largest purchase they will ever make. So it only makes sense to consider numerous factors before making an offer on that seemingly perfect home.

Let’s assume, for example, that the home already has a great location, enough bedrooms and bathrooms, and even a back deck on which to relax on warm, summer evenings.

Your considerations shouldn’t end there, though, as there are a number of other factors to keep in mind before submitting an initial offer on that piece of Sugar Land real estate:

• Consider the home at various times of the day – For example, it may seem like a serene street during the day, but is it a thoroughfare for evening rush hour traffic? Is the location across from the local elementary school ideal for your children, or will you be bothered by school buses and screaming kids at recess throughout the day?

• Read public information about the area – Do Google searches on the area to see if there are any proposed or in-the-works changes to the area. Check out the crime statistics, and learn about the size of the police and emergency force. This is an important task to take on, as any changes to the neighborhood (the building of a large shopping mall down the street, for example) could either positively or negatively impact your decision to purchase that piece of Sugar Land real estate.

• Knock on a few of the neighbor’s doors – Familiarizing yourself with the neighbors may accomplish two things: it may give you an idea whether they are people who you would want as neighbors, and it may also provide you with a great deal of insight on the neighborhood. Ask about other neighbors and the neighborhood in general, and ask them about both the pros and cons of living there.

• Learn about the neighborhood association – You can often learn a great deal about a Sugar Land real estate neighbor or condos in Houston by simply looking into the neighborhood or HOA association. Ask about the community amenities and features, the community events, and the overall strength of the association.

• Look beyond the home inspection – One of the best ways to really get an understanding about the quality of a home and the work the sellers put into it is to ask for details on past improvements. For example, if the sellers put on a new roof, but you notice they skimped on the quality and purchased cheap shingles, it is likely a sign that they skimped on other features of the home, as well.

• If remodeling or renovations are needed, call in experts in the field to give you quotes – Often times, we assume renovations or repairs will be minimal, only to be socked with huge home improvements bills once we have purchased the Sugar Land real estate. In other words, don’t set yourself up for any surprises after the sale has been completed; take the time to fully understand what you are getting into.
