It is undeniable that Overland Park homes for sale are preferred by many American homebuyers. This city is setting new standards for what a modern American city should be. First incorporated in 1960, the city’s residents and leaders have succeeded in providing a quality of life rarely equalled anywhere.
Overland Park has consistently ranked in the top 10 of CNN/Money and Money magazine's 100 Best Cities to Live in the United States. Also in 2010, Money Magazine rated Overland Park, Kansas, the 7th best city to live in the United States. Additionally, the city was ranked as one of "The Best Places to Raise Your Kids in 2009" and was ranked 3rd for "America's 10 Best Places to Grow Up".
Schools. Public education in the city is provided by several school districts including Shawnee Mission School District, Blue Valley School District and Olathe School District. The Archdiocese of Kansas City in Kansas also operates in Overland Park and surrounding cities. A thriving economy is supported by both these nationally-recognized school districts, where students are prepared for secondary education and future employment.
Taxes. Property tax rates for the city are based on mills and are assessed through a mill levy. One mill is equivalent to $1 for every $1,000 of assessed property value. Assessed property values are 11.5 percent of appraised (market) value for residential properties and 25 percent for commercial properties. Generally, for every dollar spent on property taxes, around 10 cents supports the city's services.
Recreation. When not hard at work or in school, city residents enjoy a plethora of cultural and community amenities and activities. Attractions range from live performances at the Overland Theater, relaxing in the beautiful 300-acre Overland Park Arboretum and Botanical Gardens, picking fresh foods at the local farmers market, or spending time with the family at the city’s several recreation centers, pools and parks. Golfers can enjoy taking a swing at the St. Andrew’s Golf Course and the Overland Park Golf Course, too.
Weather and Climate. Overland Park has a humid continental climate with cold-dry winters and hot-and-humid summers. Spring and autumn are generally very mild, with occasional thunderstorms. January is the coldest month, with frequent sleet and ice-storms and a daily average high temperature of 38 °F (3 °C). July is generally the warmest month, with highs around 90 °F (32 °C) and higher, with high humidity and late evening thunderstorms.
Price Range of Overland Park Homes For Sale. The typical single-family home in the city ranges in price from $125,000 to $175,000, but home prices vary from $100,000 to well over $1 million for estate properties with real estate. Condominiums and townhouses start at just over $100,000. Homeownership is about 73.6%. Average home value is $211,991. Lots and land are also available for custom building.
One of many young, well-educated and affluent communities located within the greater Kansas City metropolitan area, Overland Park is an ideal location to raise a family. Overland Park real estates reflect various homeowners’ different needs. Older homes on elite estates and newly built subdivisions are available, and prices vary to include first-time buyers. When you begin searching for a new home with great atmosphere, terrific amenities and a progressive and thoughtful consideration of future development, don’t overlook Overland Park!
