This will build enough ground for the seller to consider you as one, if not, his/her main client. Again, this is an indication of your seriousness as a home buyer.
Not having a representative present - You hired a real estate agent to do this very purpose – negotiate for your chosen property, perhaps one among Marlboro homes for sale for example. Professionals like them bridge gap, if there would arise just in case during the meeting. Better yet, discuss with your agent on how you should two facilitate it, taking into consideration your contingencies and how to "sell" it perfectly to the seller.
