After a thorough inspection of the property is done, you and your agent would be able to determine what would be the fair price for the property.
On the flipside, you would also have to secure financing. Sellers would commonly add a condition that you have to secure it before the deal would move on. They would be wary of wasting time and effort in talking with buyers who might not be able to secure financing that would allow the latter to purchase the property.
