In early December, 2009, the Cozumel Real Estate community had the privilege of hosting the "Iron Man" sports competition; this international level event reflects the international level of Cozumel's community and real estate appeal. A search of Cozumel MLS listings will display a wide range of real estate opportunities excellent for international buyers; nearby locations, such as Playa del Carmen MLS real estate, likewise offer both excellent real estate options for the international market, and sports options appealing to a broad variety in tastes.

Cozumel real estate offers a wide variety of "Sports tourism" – not only for the enjoyment of tourists, but just as much for residents of the island. Sports Tourism is a major activity in Mexico, generating more than a thousand 100 million dollars a year – a reflection of the popularity these kinds of events; and in Quintana Roo, the state which includes Cozumel, Playa del Carmen and Cancun is becoming an important element of the areas attraction, attracting the strong flow of visitors. Events such as this one allowed state to double its hotel occupancy, raising from 40 percent a few weeks ago, to more than 80 percent after the completion of the "Iron Man" in Cozumel. The popularity of such events among visitors makes it possible for Cozumel and Playa del Carmen to continue offering more for the enjoyment of property owners in the area.

International sports events are especially attractive for both visitors and residents; although they are require a large quantity of corporate sponsorship, local and international corporations have shown a dedication to promoting sports in Cozumel and Playa del Carmen, realizing the potential of having high visibility in the area, and the importance these attractions present for the tourism and real estate industries. For the same reason, Cozumel and Playa del Carmen have been included in sporting events of an international level, which are shared with places in the U.S., Europe and other parts of the world. Another example of this is the recent international fishing tournament in Playa del Carmen.

In addition to world-class spectator events, Cozumel and Playa del Carmen also offer a broad range of sports possibilities for residents to participate in. This includes an emphasis on sports in schools for children – an important point for families considering buying a home in the area – and many sports centers and clubs for both children and adults. This type of activity also promotes a healthy interaction between Mexican nationals and non-Mexicans. There are also numerous opportunities for people with various types of disabilities.

While real estate listings, such as MLS, can show you the broad range of properties available in Cozumel and Playa del Carmen – condos, homes, lots, suitable for many budgets – it is also important to know that an area offers events and activities suitable for the lifestyle a property buyer prefers. For sports lovers, whether watching or participating, Cozumel and Playa del Carmen present an excellent option for anyone looking for real estate on a warm, beachfront location, with a lifestyle every bit as attractive as the beaches and properties in the area.
