The number of homes sold is up 16 from ten to 26, so a large increase in the number of sales in March versus February, average price actually down about $4500.00, median price down about $7500.00 so just around 1% to 1.5% down in value month over month. Average days went to 33 versus 65, definitely homes are selling faster.
We look at year over year stats, 2010 versus 2009 March, 85 homes for sale versus 68, so less inventory for sale, one more sale in March this year versus last year. Average price there, a big difference, $57,000.00 up in the average price, $70,000.00 up in the median price for 13% and 15.9% and again, days on market down by 35% to 33%--definitely a strong healthy market coming this year versus last year-the thing I like to look at is your first quarter stats which is a better gauge and measure of exactly what's going on in the marketplace.
The first quarter of 2010 versus first quarter of 2009, again 84 versus 68 properties for sale, homes sold exact same number 48 versus 48. Average price and median price, look at that again, $53,000.00 and $71,000.00 increase in value, 12% and 16% for average price versus median price. Days on market is down to 38. Thirty days quicker to sell, 44% increase. That shows that we're having a real healthy real estate market in Panorama and it shows really well when you look at the quarter versus quarter, month over month sometimes get skewed by the value of homes that sell in the neighborhood and that type of thing, but when you compare three months versus three months, it gives you definitely a very true picture of what's going on in your community.
