However, you look at year over year March 2010 versus March 2009, 25 homes for sale versus 27, 14 sales or seven sales versus 14 this year, average price up $60,000.00 almost 61-12.89%. Median price 503 versus 4699 up $33,000.00-7% and days on market 72 down to 33.

So year over year is showing some really good numbers. I like this reporting period the best because we have January 1st to March 31st as our first quarter, so we have our first quarter stats as well, and here are your first quarter stats, 2010 versus 2009, 25 homes for sale versus 27 is the same inventory ending numbers of course. Homes sold, we had 19 in the first quarter versus 12. Average price of 519, median price of 497 versus 458 and 450. Average price up $60,000.00, median price up $47,000.00-13% and 10%.

Comparing quarter to quarter shows a more true picture of exactly what's going on because you're looking at three months of the year versus just looking month over month, so it shows a real true indication that prices are definitely up 10% to 13% in the Kincora market area and days on market as we can see are 28 days.
