Here are your Hidden Valley real estate market statistics. March 2010 versus February 2010, so month over month, we saw 40 homes for sale so the inventory has increased from 28 to 40 in February to March. The number of homes sold decreased a little bit from 14 down to 11. The average price went up $13,000.00 month over month, which is really good, 3.65%. Median price is up 6.84% or $24,000.00. Average days on market went from 22 up to 41, so that's not so good for the Hidden Valley market. If we look at March 2010 versus March 2009, so a year ago, homes for sale was up six to 40. Homes sold was down to 11 down 4, average prices up $32,000.00 or 9.56% to $375,500.00. Median price is up $375,000.00 as well, so almost the same number, up $34,000.00 almost 10%. Days on market is up five to 41, so definitely year over year, the market has definitely been recovering. There's no doubt about that. This whole year is going to have good recovery stats and price ranges.

So the bigger thing to look at that I want us to show today is the first quarter stats, so that's comparing January 1st to March 31st, so first quarter 2010 versus first quarter 2009, homes for sale is just the inventory number, homes sold we had 30 last year in the first quarter versus 32. So two more sales, not a big difference there.

Average price went from 361 to 371 up $9973.00, 2.76%. The median price up $14,000.00, 341 to 355, so it's definitely showing a healthy return first quarter to first quarter-a definite market recovery. Days on market is positive as well, 43 days before down to 32 now. So definitely first quarter of 2010 is showing the consumer confidence out there and that's your Hidden Valley real estate market update.
