For many of us the thought of selling through an estate agent conjures up thoughts of dodgy dealings, a long drawn out process and the possibility that, in an ever changing market, you could still be trying to sell your house this time next year. Many estate agents are all too happy to give you an over estimated value for your property in order to push up prices and therefore their commissions, especially during a rising housing market. At first this high price will fill the owner with excitement. "I never realised my house would be worth so much!" a common statement with an all too common outcome. This initial excitement soon gives way to despair and frustration as your over inflated price leads to few viewings (if any at all) and even fewer offers for your property.

When this situation arises traditionally a homeowner has had very few options. You could drop your price (but why should you when a so called market expert told you it will achieve this price easily). You could finish all those little jobs that you haven't done for years in the hope that this is the thing that is putting off all of your prospective buyers, or you can simply wait until the market catches up (this could obviously take months if not years and still depends on a rising property market).
