Spanish Property Market - The Truth

You may have read a lot of recent press articles about growing demand for property in Spain but unfortunately those types of reports about the Spanish property market are misleading at best.
One such article written by A Place In The Sun says there search levels are up especially for the search term property in Spain. However as you know I like to tell it straight and never mislead anybody that is clearly not the case. They make the obvious point that the Euro has weakened sufficiently against the pound to make the exchange rate a telling factor and they also point out its apartment under 150,000 and Villas costing 300,000 and there you have the real truth of it and the biggest problem with the Spanish property market.
There has been just far too much misinformation out there because the reality is that 150,000 for an apartment rules out the number one choice for most people currently looking and that is Costa del Sol. You can buy something in Costa del Sol for that price but nobody wants to buy what is on offer and there is absolutely no chance whatsoever of buying a Villa for 300,000 and that the true state of the Spanish property market is.
So in reality people with that budget have to go to Costa Blanca South and with that budget they will find themselves a nice Villa and a very nice apartment. However the reality is that people who want to buy in Costa del Sol will very rarely switch tact to Costa Blanca.
The real problem here is that you see headlines Spanish property for sale from $70,000 but it doesn't say Costa Blanca Property and this is where the miss information really starts from. Now clients for Mallorca are easily the most savvy and they know what they can get for there money even after the recession and they are the people who are actually striking real deals at the present time.
So the state of the Spanish property market is very much one of the majority still believing they can get more for there money and the ones who have come to terms with the market not prepared to settle fro that there money will buy them.
You then have other factors which again your savvier buyer is able to understand in that properties are still currently being sold at less than they can be built for. and those people are buying in this Spanish property market but the truth is there isn't very many of them.
