How to Sell Getaways With a Timeshare

Owning a timeshare can provide an excellent vacation option, as well as a strong investment opportunity. Timeshare owners purchase the right to visit specified resorts during certain weeks of the year. In the event that the timeshare owner’s schedule does not match the available options, he or she can look into selling a timeshare getaway and thus making a little money off the timeshare while also providing another individual or family with a great vacation. Selling a getaway with a timeshare is not as simple as finding a buyer, but with a little preparation the timeshare owner can make the sale smoothly.

Step 1: Contact the resort to make sure that you have the right to sell the getaway to another. Selling a getaway with a timeshare is essentially renting a specific week or weeks to another vacationer, so you will need to make sure that the resort allows for someone else to take your place at the resort for that period of time.

Step 2: Postyour timeshare getaway on an available timeshare sales site. Sites such as RedWeek.com and TimesharesOnline.com – among many others – allow you to post the information about the resort and the week or weeks that are for sale. Advertise all of the information as clearly as possible so buyers know what to expect. Provide a price, the dates, and contact information so that you can answer any questions.

Step 3: Create a timeshare contract to sell the getaway vacation to another. Use the original contract that you signed to create a template for your transaction, or create a new from an available sample, such as this one. Remember that you are not selling the full rights to your timeshare, but rather renting the timeshare for a specified period of time. The idea of "selling the getaway" simply encompasses that you are selling a vacation – for a week or more – to another person. You will have rights to the timeshare once the buyer’s own getaway is over.

Step 4: Contact the resort to let them know when the other vacationer will be arriving. Provide all the necessary contact information to the resort and to the vacationer so there are no problems when your getaway buyer arrives.

Tips and Warnings:

If you own the timeshare through an exchange company (i.e., RCI), you will not be allowed to sell the getaway vacation to another, as exchange companies do not provide for this option. At most, you will be able to give the rights to the getaway rights to another – such as a family member – but no financial transaction can occur.
