In today's real estate market, more houses are sitting on the market than there are available buyers. Still, every day lots of new homes enter the saturated market with home owners trying to sell the homes or banks trying to offload their foreclosed homes.
It can therefore be a big challenge to sell your home. So how can you get your house sold in such tough conditions?

Usually this happens long before they call a Realtor. Then the next steps of looking for the right home, narrowing down on several properties and driving out to see the house depends on several factors.
- Price
Price is the first thing they look at after they have selected the right criteria like size, neighborhood, etc.
Of course a home buyer is attracted by the lowest priced homes. This means if your house has to sell fast, you must price it below similar houses in the neighborhood.
Even though price is not the only thing they notice, it is the very first thing that makes an impression.
Newly listed houses are more attractive than old ones, so getting it right the first time is important.
Of course you can only price it low if your mortgage balance allows it. Your Realtor will help you get the best price for your house.
- Staging and presentation
This usually gets overlooked when selling a house. The pictures you post with your listings can make a big impression on a home buyer.
This of course happens long before the home buyer drives out with their Realtor to see the home.
Is it presentable? Do the pictures highlight the most important features of the house?
Whenever possible, it is better to stage a house with furniture than one without it. If no furniture is available, try to cover all angles of the house to present the best features.
Remember will only drive out to see the house if they have a good first impression.
- Curb appeal
The first thing the home buyer notices when they drive out with their Realtor is how the house looks on the outside.
How clean does the yard look? Is the roof covered by a tree hanging over it? The curb appeal can be drastically improved by a simple coat of paint on the outside and the mailbox.
Remember the house must be attractive for them to even take a look inside.
- Condition of the house
Does the house need repairs? Repairs turn off most home buyers. Most cannot handle any repairs.
And if they can handle it, they will expect a further price cut to cover it.
Do all appliances work? A new carpet and coat of paint can do wonders. Do not over-do repairs or you might break the budget.
- Negotiate
If need be, be ready to negotiate. Most often they just need a small price break to buy it. It can make the difference between selling or keeping it for months or no selling at all.
