Moving house can be stressful without having to wonder if you have chosen the right legal team to represent you. You will need to exercise caution when choosing a Conveyancing Solicitor or Licensed Conveyancer to act on you behalf online. Cheap Conveyancing is not usually the most effective conveyancing. That is not to say that you cannot get a fantastic deal and a great service by choosing a Conveyancer online, you just need to be careful.
You need to ensure that you are not only going to get a cost effective service but that you gat a good service as well. You may find the cheapest conveyancing quote on the web but encounter the world’s worst service.
Questions to ask when choosing your Conveyancer:
Are they Regulated and insured?
You will need to ensure that the Conveyancing Solicitor or Licensed Conveyancer that you choose to act on you behalf is regulated and insured. Solicitors are regulated by the Solicitors Regulatory Authority (SRA) whilst Licensed Conveyancers are regulated by the Council for Licensed Conveyancers (CLC). You should never look to instruct a company or individual who is not a Solicitor or a Licensed Conveyancer. They are unlikely to be insured or regulated and your mortgage lender will not allow you to instruct them for this reason. Consider what would happen if you discovered major legal defects following completion – you need to ensure that you have recourse of action to a regulatory body and are able to claim from an effective insurance policy. Both the SRA and the CLC insist that their members carry effective indemnity insurance.
Do they have the experience to undertake my transaction?
Many Solicitors are not specialists in conveyancing and may undertake other areas of work which may take them away from the office to court and are not therefore readily available when you call.
Where are they based and is this important to you?
Do you want to see your Solicitor or Licensed Conveyancer eye to eye or are you happy to communicate by telephone, email or letter. This is an important consideration as your ability to find a Conveyancer online to suit your needs will be severely curtailed in the event that you need to see them in the flesh.
Will they give me the service that I require?
Cheap conveyancing is not always effective conveyancing and you may sometimes be better of paying a little extra and getting the service that you need and deserve. Remember that if you want a fantastic service then nine times out of ten you will need to pay a little extra for it.

Most importantly, make sure that you feel comfortable and read the small print – you can disinstruct you Conveyancer early on in the transaction at little cost if you are not entirely happy.
