Meeting up with neighbors and talking to them will help a buyer find out if other homes in the vicinity are being inhabited by their respective owners.
Rental homes usually require a thorough home inspection. This should be done early on to check if the house needs some repairs. Most of these houses do not really get the maintenance that owner-occupied homes usually get. If ever this process gets overlooked before the purchase, it is more likely that buyers would end up spending a lot of money just for the repairs.
Ask the agent to refer you to good home inspectors. A buyer must be able to distinguish if he or she has picked a reliable home inspector. A very simple way to discern the credibility of a home inspector is to judge them through their home inspection reports. If a home buyer is credible enough, he could provide, more or less 30 pages of written report about the home inspection done. Meanwhile, an indication that you have failed to choose the right inspector is a three to four pages of home inspection report. After picking the right home inspector, a buyer must not leave everything to the inspector; instead, buyers have to be involved in the process of the inspection and try to look for major problems regarding the house’s current physical conditions. Obvious flaws and repairs should also be a subject of further discussions with the seller.
Sellers of Matthews homes for sale that were once rented practically aim to maximize their profits. Most of them approach first-time home buyers who are usually inexperienced in this field. Sellers also know that first-timers are not well aware of the right ways to negotiate for a good price, thus they usually pay more.
