Set the Stage If You Want To Sell Your West Hills and Woodland Hills Home

Do you have trouble selling that precious property you purchased five or ten years ago? You must set the stage for selling it in a proper manner.
Most home owners need a little help diverting them in the right direction in a cost effective time frame in order to get their home sold. The home may have a wonderful floor plan, a new upgraded kitchen and lots of room but home owners cannot understand why prospective buyers does not like all the work and creativity they have put in their homes. Here are a few helpful hints that you might need in order to sell your home.
Apparently, presentation of a clean house is a must. You will be surprised on how dust under a bed, pets or grease on the stovetop hood can be so evident to some. Keep in mind that you have been living in your home for five to ten years, and the aromas of your daily life are welcoming to your family. A good spring cleaning will be beneficial to you and the prospective buyer.
Next step will be making an inventory of each room in the house and clear as much clutter and personal items out of the room as possible. Put yourself in a complete stranger’s shoes and try to see your home from a different perspective. Give them a blank canvas as you possibly can. Maintain a universal décor and a soothing color scheme like a hotel room where each new guest feels comfortable. Put away those country accents or the Mediterranean furniture and give prospective buyers the chance to imagine their own things in the home.
Check the paint store and purchase a neutral paint color that can go with almost everything. Paint the whole house with the same color. Try to pick a color that enriches the existing carpet. If you used wall paper, try to remove it or see if you can paint over it. Go for something universal such as the light fixtures and cabinet hardware. In the kitchen, clear all appliances and unnecessary items you usually store in your counter tops. Make the kitchen seem bigger by removing all items that are usually stored on the window sill.
When the time comes that you are going to show your home, turn on all lights in the room and open the windows. Selling points such as fresh air and light are a plus for the home buyer. You may want to change existing light bulbs to a higher wattage so it brightens the room. Try baking cookies and let the aroma float through the house or put a saucepan on the stove top and simmer some apples and cinnamon. The aroma will be remembered by the prospective buyer who just went in to check on your house.
Now, keep in mind to add some depth in to your home. A flower vase on the dining room table or some placemats adds color and warmth. Lighted and scented candles in a bathroom add the right ambiance.
If possible, prepare your home with the least amount of money you can spend. A little touch-up paint, some colorful decor and simply removing some clutter and your home can make a great first impression, which will ensure you get the best price and the fastest sale.
