You are facing the prospect of being on the losing end of a foreclosure. You already know how to buy foreclosure real estate, now you will learn how to avoid foreclosure yourself.

Always spread the risk around. Like the old saying 'don't put all your eggs in one basket'. If you own several properties, there is always a better chance to work out of the problem with refinancing, raising rent, or selling one of the properties.

Try a money finder. For a fee a money finder helps you find investors for a quick infusion of money.

If you have enough property, try selling an easement to one of the neighbors. You lose a little land but gain some needed cash.

If you have any equity - use it.

Try a lottery. Sell tickets at $100 a ticket and so many have to be sold for the lottery to be valid. You determine how many that needs to be. Advertise it like crazy.

You have been there before. Now you go to the foreclosure auction and buy your property back. Most auctions are poorly attended. Now you have erased any other liens, however, you will need a partner to put up the cash.

Issue your own Trust Deed on the property. Then go to a broker that buys these and sell it.

Put your property up for sale on a 'rent to own'. They would need a down payment large enough to cover your debt.

If this is income property look for investors to give you money for a share of the property.

If you have any kind of retirement or life insurance - borrow against them.

Try getting cash from your credit cards but be careful as the interest will eat you up. There are low interest cards - use them.

Go to your lender as soon as you realize you might be getting into trouble. See if they can help by lowering the interest rate.

Don't get behind in your payments. This is the most obvious way to avoid foreclosure.
